Mauricio is the founder and CEO of Premier Law Group, a boutique securities law firm based in southern California. In today’s podcast, we reveal a growing concern that some deal sponsors have raised equity through unlicensed capital raisers. To legally raise capital for a partnership you need to be a licensed Registered Investment Advisor. A registered investment adviser is registered with the Securities and Exchange Commission or a state's securities agency. Unfortunately, some partnerships raised capital from non-licensed folks and now have exposed you and the partnership to some potential legal problems. This is a very important podcast to listen to.

He is a ‘horse picker’; he looks at the quality of the JOCKEY (operator), the HORSE (apartments, self storage, mobile homes, etc.), and in the right RACE (location of the asset).
