Back in March, at the beginning of the coronavirus, many apartment owners thought that rental collections would fall substantially. No Job, No Income, and then No Rent paid…made landlords very nervous. Today, rental collections on many properties have been not been affected significantly. Michael Becker has purchased over 10,000 apartment units between Dallas and Austin Texas. He is a former commercial banker and has a unique perspective of being of a ‘loaner’ and now a “owner” of commercial real estate.

Episode 217 - First Time Apartment Buyers Give Advice on Acquiring a 48 unit building in Syracuse, NY.

Julie Peterson with Old Capital speaks with first time apartment sponsors Gary VanBortel and John Bilinski on their recent purchase of a 48-unit building right before the coronavirus hit. These former single-family investors met at a national multifamily conference and decided to become partners in acquiring apartments. This journey took a few twists over a few months. The seller was in legal trouble, title company would not insure title, initial lender backed out, original property manager was too small for the acceptance of Freddie Mac, asbestos in the floor tiles, and, and, …and. Yikes!! Listen to how they overcame these obstacles and succeeded in closing. Oh, by the way…Then coronavirus hits the month after closing. Great story.

Episode 215 - Did your deal sponsor originally raise $$$ the wrong way through ‘unlicensed capital raisers’? ARE YOU EXPOSED?

Maurico Rauld is an attorney that advises real estate sponsors on how to legally raise money. Mauricio is the founder and CEO of Premier Law Group, a boutique securities law firm based in southern California. In today’s podcast, we reveal a growing concern that some deal sponsors have raised equity through unlicensed capital raisers. To legally raise capital for a partnership you need to be a licensed Registered Investment Advisor. A registered investment adviser is registered with the Securities and Exchange Commission or a state's securities agency. Unfortunately, some partnerships raised capital from non-licensed folks and now have exposed you and the partnership to some potential legal problems. This is a very important podcast to listen to.

Hunter Thompson invests in different types of real estate, but only as a passive investor. He invests in other sponsors transactions. He is NOT an operator or daily manager of real estate investments. Before he places money into someone else’s partnership; he does incredible amount of due diligence. He is a ‘horse picker’; he looks at the quality of the JOCKEY (operator), the HORSE (apartments, self storage, mobile homes, etc.), and in the right RACE (location of the asset).
